Damac name and the contract
Garcia states he registered the damacinvestments.org domain for Damac on March 30, 2025. Garcia’s filings quote Ms. Filfil telling him to put the Granbury contract in his name and stating “My buyer will close in August or September.”

Seller message and project email
Ashok Reddy messages Garcia: “our Broker, Sophia Filfil, provided me with some additional information ... As the Seller, we authorize her to work with you on our behalf.” On November 25, 2025, Garcia’s filings quote an email from Ms. Filfil to the project team: “Jon Garcia, is my partner in this project.”

Removal filing and a paper Garcia did not sign
A second Certificate of Amendment deletes Garcia and adds Ms. Filfil (Doc. No. 1542200210003). Garcia states he signed nothing. The same day, Ms. Filfil texts: “Connor will be sending documents for u to sign for 500k ... For Granbury.” On December 23, a termination and relinquishment document is signed by Ms. Filfil and not signed by Garcia.

Exhibit 17 transcribes texts from Ms. Filfil: “U can be CEO for unity grid.” “I will send you partnership for unity grid.” “I have Unity grid partnership ready.” “Unity grid 30%.” Garcia states he built the Unity Grid HOA iPhone app. Ms. Filfil writes “Thank you fo being a good partner.”

Closing window and escrow
Exhibit 66-B shows a text that the Granbury closing would be at the end of October. On September 21, 2026, Providence Title’s escrow officer emails about the Granbury file and both Secretary of State filings.

Exhibit 17 transcribes the Unity Grid texts. Exhibit 35 is the HOA app page from the court record. The Sofi Lakes equity text is in the same Exhibit 17 set. That is a shared exhibit, not a corporate merger.
